Vacation rental terms & conditions (as of 07/29/2011)

  1. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 10 A.M. EST.
  2. This is a NON SMOKING unit. A $250 penalty applies for smoking in unit.
  3. Pets are not permitted in rental units, except when permitted in the contract.
  4. DAMAGE/RESERVATION DEPOSIT- A deposit of $300 is required. It is fully refundable within (28) days of departure, provided the following provisions are met.
  5. No damage is done to unit or its contents, beyond normal wear and tear.
  6. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
  7. All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned. One load of laundry is started.
  8. All keys are left on the kitchen table and unit is left locked.
  9. All charges accrued during the stay are paid prior to departure.
  10. No linens are lost or damaged.
  11. Parking passes (if applicable) are left inside the unit upon departure.
  12. Service calls. If renter requests 3rd party service which is not the responsibility of the landlord, renter is responsible for all costs. Renter agrees to have the fees deducted from the deposit.
  13. The renter assumes full responsibility for all guests in unit.
  14. Condo / Homeowners Application – Renter comply with all rules of the condo / homeowner associations (if applicable).
  15. PAYMENT – Full payment is required to secure rental if arrival date is within 60 days or less. If arrival date is later than 60 days, 1 month rent + security deposit + taxes are required to secure reservation.
  16. CANCELLATIONS – A 90 day notice is required for cancellation. Cancellations that are made more than 90 days prior to the arrival date will incur a 25% penalty. Cancellations or changes that result in a shortened stay, that are made within 90 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.
  17. MAXIMUM OCCUPANCY- The maximum number of guests per unit/condominium is limited to 4 persons.
  18. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing.

I agree that all rental monies are non-refundable per cancellation policy above.
