Siesta Key, Florida
Siesta Key Homes & Condos Over $500,000
Every active listing on Siesta Key from $500,000 up — beachfront and canal-front homes, Gulf-side condominiums and village property, pulled live from the MLS and updated daily.
Siesta Key is a barrier island eight miles long and rarely more than half a mile wide, reached by two bridges from the mainland. The quartz sand on Siesta Beach stays cool underfoot in August, which is the reason the island keeps appearing at the top of national beach rankings and the reason its real estate prices behave differently from the mainland’s.
Inventory here is finite in a way that Sarasota’s is not: the island is built out, and what comes to market is what changes hands. Three broad segments sit above $500,000 — condominiums in the village and along the Gulf, canal-front houses with dock access on the bay side, and the beachfront houses, which are their own market entirely.

What island property asks of you that mainland property does not
Flood insurance is the second price. Most of the island sits in a coastal flood zone, and on a ground-level structure the annual premium can move the monthly cost more than the interest rate does. Ask for the elevation certificate and a current quote before you commit, not after.
Two bridges. Access to the island runs over Stickney Point Road and Siesta Drive. In season, and during an evacuation, that is the whole road network. It is worth driving both at the time of day you would actually use them.
Rental terms decide the yield. Siesta Key has zoning districts where short-term rental is permitted and districts where it is not, and individual associations layer their own minimums on top. A one-week minimum and a one-month minimum are entirely different investments. Verify the specific parcel, in writing.
Condominium reserves and structural reports. Coastal buildings carry salt-air maintenance that inland buildings do not. The reserve study, the last milestone inspection and two years of meeting minutes will tell you whether the fee reflects the building’s real condition.
Buying from outside the United States
Financing, title, FIRPTA withholding on a later sale and the tax treatment of rental income all work differently for a non-resident buyer, and all of it is easier to arrange before you are under contract than after.
