Buying Sarasota Real Estate: What to Check Before You Offer
Sarasota real estate rewards due diligence more than almost any market on this coast, because two units in the same building can carry very different risk. Four things decide it, and all four are checkable before your inspection period closes.
1. The condo building itself
Florida now requires a milestone structural inspection for residential condominium buildings of three stories or more, due by the end of the year the building turns 30 and every ten years after that. Associations must also commission a Structural Integrity Reserve Study and fund the reserves it identifies. For the older towers on Longboat Key, Lido Key and along the Sarasota bayfront this has already produced substantial special assessments. Ask for the milestone report, the reserve study and the last two years of board minutes before you commit — a low asking price on a 1970s building often means an assessment is coming.
2. Elevation and flood zone
Two homes a street apart can sit in different flood zones, with insurance premiums to match. Check the zone before you fall in love with the house — our guide to flood zones in Florida explains what the designations mean for cost.
3. Whether you may rent it out
Sarasota County and the City of Sarasota regulate minimum rental periods separately, and the association can be stricter than either. If rental income is part of your plan, check it first: short-term rental rules in Manatee and Sarasota County.
4. What it will actually cost to own
Property tax without the homestead exemption, windstorm and flood insurance, association dues and any CDD assessment.
