Two Counties, One Community
Lakewood Ranch straddles the Manatee and Sarasota county line — University Parkway is the dividing line. The northern villages sit in Manatee County (ZIP 34202 and 34211), while the newer Waterside section lies entirely in Sarasota County (ZIP 34240).

Almost every conversation about Lakewood Ranch real estate comes down to this choice, and the honest answer depends on how long you plan to stay.
New construction
You get current building codes, a builder warranty, insurance premiums that reflect a new roof, and the layout you chose. You also get a builder contract written for the builder, a completion date that can move, design-center upgrades priced well above retail, and a community that will still be under construction around you for a while. Register your own representation on the first visit — at most builders it costs you nothing and it is the only moment it can be established.
Resale
Mature landscaping, a community that is finished, and a price that already reflects what the upgrades were actually worth. Against that: roof and systems have age on them, which matters more for insurance in Florida than almost anywhere, and you inherit whatever the previous owner deferred.
The number that decides it
CDD assessments. Nearly every village here sits in a Community Development District, and the assessment lands on your annual tax bill on top of HOA dues. Between two villages at the same asking price, the total monthly cost can differ by several hundred dollars. Ask for the CDD balance and the annual assessment on any property before you compare it with anything else, and read property taxes in Florida.
What Else Lakewood Ranch Buyers Should Check
Which county the village sits in — the community straddles the Manatee and Sarasota line, and the county determines your tax rate and your schools. Whether the association permits rentals and at what minimum term, which matters if the plan is to use it seasonally: see short-term rental rules and HOA restrictions. And the insurance quote, which for a lock-and-leave second home is not the afterthought it looks like. CDD Fees Are Real Costs
Community Development District fees appear on your annual property tax bill and are not negotiable. They range from under $1,000 per year in older established villages to $4,000+ per year in newer sections and amenity-heavy communities. Always factor CDD fees into your true carrying cost. No Short-Term Rentals
Virtually every Lakewood Ranch village prohibits short-term rentals of less than 30 days. Most communities require minimum 6-month leases, and some require 12-month minimums. LWR is an owner-occupant and long-term rental market. Builder vs. Resale
