What to Check Before You Buy Palmetto Real Estate
Palmetto real estate splits into two very different propositions — older waterfront north of the Manatee River, and new construction inland at Parrish and North River Ranch — and the things worth checking differ accordingly.
On the waterfront: elevation, seawall and insurance
Snead Island, Terra Ceia and the older streets near downtown sit low. Two houses on the same block can fall in different flood zones, and the premium difference runs into thousands a year. Ask for the elevation certificate, the age and condition of any seawall or dock, and a current insurance quote before your inspection period closes. Start with flood zones in Florida.
In the new communities: CDD fees
Most new construction north of the river sits inside a Community Development District. The CDD assessment appears on your annual tax bill, separately from HOA dues, and it funds the roads and amenities that made the community attractive in the first place. It is not a reason to avoid these neighborhoods — it is a reason to add it to the monthly figure before you compare prices. See property taxes in Florida.
If you plan to rent it out
Unincorporated Manatee County and the City of Palmetto regulate minimum rental periods separately, and the association can be stricter than either. Check before you offer: short-term rental rules.
New construction: the builder contract
Builder contracts are written for the builder. Deposits, escalation clauses, design-center allowances and completion dates all deserve reading before signing. Having your own representation costs a buyer nothing extra at most builders, and registering us on your first visit is what preserves it.
