Automated valuation tools are useful for a rough orientation and unreliable for a decision. They work from public records and past sales, so they cannot see that your lanai was rescreened last year, that the roof is nine years old, that your unit faces the water while the identical one that just sold faces the car park, or that insurance on your street reprices at every renewal.   • HOA or CDD fees, and any rental restriction that widens or narrows your buyer pool
  • Days on market for homes in your price band right now
