Sarasota Homes & Condos Over $500,000
Every active listing in and around Sarasota from $500,000 up — single-family homes, condominiums and waterfront property, pulled live from the MLS and updated daily.
Above the $500,000 line, Sarasota stops being one market and becomes several. More than a thousand homes and condominiums are currently listed above that line. Downtown and the bayfront trade in condominiums with elevator access, storm-rated glass and a fee structure that pays for the view. West of the Trail, the older neighborhoods — Cherokee Park, Harbor Acres, McClellan Park — hold their value on lot size and canopy rather than square footage. East of I-75, newer construction gives you more house per dollar, a current building code and an insurance quote that reflects it.
The list below is the live inventory, not a curated selection. Sort it, open what interests you, and ask us about anything that looks worth a second visit — we will tell you what the listing does not say.

What to check before you make an offer
Flood zone and elevation. Two houses on the same street can sit in different zones. The elevation certificate, not the address, decides what insurance costs and whether a lender will require coverage at all.
Roof age and the insurance market. In Florida a roof over fifteen years old narrows your choice of carriers sharply, and on some properties it closes the market entirely. Ask for the age before you ask for the price.
Condominium reserves. Since the statewide structural integrity reserve study requirements took effect, associations can no longer waive reserves indefinitely. A low monthly fee today can mean a special assessment tomorrow. The reserve study and the last two years of minutes tell you which one you are buying.
Rental rules. Minimum lease terms are set by the municipality and by the association, and the two are not the same. If rental income is part of the plan, confirm both in writing before the inspection period ends.
Buying from outside the United States
A large share of the buyers we work with in this price range are not US residents. Financing, title, FIRPTA on the eventual sale and the tax treatment of rental income all work differently for you than for your neighbour — and all of it is easier to arrange before you are under contract than after.
